It’s still a secret….

Opera Tower

Yesterday I went to the Opera Tower in Downtown Miami because they are re-launching the project. Now that the market is picking up again, the developer decided to sell his units with a great investment program.

This is how it goes. You buy the unit of your choice but then the developer signs a 3 years lease agreement with you. He also will take care of paying the maintenance fees and any repairs that may arise. On top he is guaranteeing a 6% return rate on your investment. The only thing you have to worry about is paying your property taxes. This means a 4%-4.5% net return rate on any unit at the Opera condo. Read the rest of this entry »

Taux records pour les prêts immobiliers : Il est temps d’acheter !

Le prêt immobilier fixe sur 30 ans est le produit financier préféré aux Etats Unis pour acquérir une propriété. Depuis quelques temps, son taux moyen est en baisse. La semaine dernière, il a même atteint la valeur record de 3.78% contre 4.60% l’an dernier!

Brickell CitiCentre will break ground this summer

The expected $1.05 billion Brickell CitiCentre project might break ground in June 2012. This huge mixed-use project is going to literally change the Brickell neighborhood. By accommodating the 9.1 acres of South Miami Avenue between 6th and 8th streets, the Swire Properties’ project is planned to be the hugest project in Miami in a long time.

The first step of the project will begin in June with the construction of 5 buildings that will accommodate retail shops, condominium units, a hotel, offices and parking spaces.  Read the rest of this entry »

MIA, 1st international hub in the US

With an average of 1,288 international flights per week against 1,287 for JFK, Miami International Airport is became the 1st airport in the US in terms of international flights. Fort Lauderdale airport and Palm Beach are far behind their neighbor MIA with respectively 400 and 12 international connections per week.

So far this year, MIA airport is even breaking records in overall traffic. With 10.2 million passengers during the first quarter, we reach a 9.5% increase. International passengers represented an 11% increase. The main reason to this surge is the addition of new connections. In February LAN Colombia created 4 direct flights Miami-Bogotá per week and Interjet launched daily flights between Miami and Mexico City. Last month American Airlines added a new connection to Barcelona and daily flight to Kingston. Those new services are definitely helping MIA in staying at the top of the US airports list.
